We are a couple, aged 49 (Male) and 42 (female), each earn $10,000 monthly. We are planning to sell two HDB flats (11year old 4BR Mop @ Boon Lay Drive & 10 year old 3 BR near Jurong Point) for $1.22 million in total, with an outstanding loan of $480,000 in total, leaving estimated sale proceeds of $740,000. We have abt cash savings of $200,000 in total.

Our current CPF OA balances are $400,000 for the Male and $150,000 for the Female both before sales proceed.

Should we sell 1 HDB and buy a 2bedder resale condo? We are not officially married. Or consolidate to buy a 3BR condo. We are risk adverse and conservative conidering our age and job stability. What is the best approach and advise.

Hi,

1) I believed you already have a plan in mind.
2) Since you are looking for a conservative solution and not planning to take risk to bet.
3) The best solution would be to buy a resale HDB flat.
4) You can choose a place so called best location where amenities, connectivity is within proximity.
5) You will have sufficient funds to renovate the flat up to your ideal standard and style without worry of blowing budget.
6) This is so that even you need or forced to retire within the next year, you still can live comfortably.
7) You will no longer need to rely on a car to travel round the island. And with sufficient amenities within proximity, you can solve all the meals and settle the groceries needs within short walking distance.
8) Buying a condo with current budget would properly be a smaller unit. And most of the older condo do not have great connectivity and amenities within proximity. You might still need to keep a car for traveling around. This could be a burden when both of you are prepared to retire.

Hi,

From the initial info shared, thinking in your shoes, I will probably consider whether a 2 bedroom condo can accommodate my current lifestyle and space needs. I suppose this is one of the main reasons why you are looking at private, to enjoy the condo environment while there's still an opportunity. May I know which of the 2 HDB are you currently staying in?

The other question would be are you still looking to stay in the western region, especially the OCR (outer central region) area? If you are buying at OCR areas, generally 3 bedroom units are easier to exit as your next buyer pool is generally larger with families as well as higher income couples. And OCR condos generally speaking, the current trends are that it is easier to find a family group buyer (more of such groups, especially hdb upgraders) for the bigger units, versus the smaller 1 & 2 bedroom that appeal to investor and smaller families more (less of such groups).

Considering your conservative stance, a good starting point to ponder will be the outflow you are comfortable with each month for the monthly repayments (keep around 5k/mth for housing?), and from there we can work backwards towards the buy price and the savings buffer.

And finally for which HDB to dispose, I would need more info to advise since for now, each may have their strong points going for it. Slightly leaning towards keeping the 4BR (I suppose you mean HDB 4-room?), as the resale buyer pool is bigger with more families in this OCR area.

It is a good time to go for private now, as interest rates remain relatively low, and the recent lifting of the 15 month rule for private property owners going back to HDB makes it easier to "go back" and downgrade as a backup plan if need be next time.

as far as possible I will always encourage to get a bigger unit, especially when 1 bedroom unit will be more challenging to liquidate in resale market as it typically will be investors looking to purchase therefore price point at exit tend to be less appealing. Read More
