Was considering between Eco, treehouse and Foresque. I understand that foresque has the most non profitable transactions as compared to the other 2 condos. We kind of like the facilities and feel of foresque. 1) Should we go ahead with the purchase even tho many owners are making losses? 2) Could it mean that we will make a losses if we were to sell 5-8 years later?

Hi,

The potential capital appreciation of a development depends more on factors such as if there are any future infrastructure plans and newer land plots (potentially increasing land costs in the area) that could become catalysts for a price increase in the future where owners are willing to pay more. Another factor would be the supply of the kind of layout in the vicinity, more specifically the dairy farm area for your case. One factor holding the prices down there could be the supply and present lack of amenities at this side of Petir Road. It could all change when the mixed commercial residential development Dairy Farm Residences gets it TOP around 2024. Otherwise its a very private serene area near to nature and a lot of green.

If there are strong personal reasons to purchase here, to be near loved ones or certain inclination to this locality, I would say its good to go ahead since its for own stay. Over time with good planning and holding power, generally private property would be able to beat inflation even though it may not maximize your profits such as purchasing in another locality.

A development with the most non-profitable transactions simply means majority of the first owners did not make profits. It is not an indication of whether you can make a profit should you sell it away in 5-10 years time.

In fact, should you purchase a property from the previous owner whom had made a profit, you are actually paying for their profits. If you could purchase a unit that is lower than what the first owners purchased it for, it will put you in good stead when you're looking to sell in the future.
