Agent fee for 1 year lease is 1/2 month rent and for 2 years lease is 1 month rent

And usually most landlords would prefer a 2 to 3 years lease as 1 year lease is just simply too short.

1 or 2 years lease are both common and feasible.
For every 1 year lease, a commission of 0.5 month plus GST applies.

Tenure of lease differs, where I have personally come across more requests to consider 6 months lease period. In my short 10 years in this business, I have noticed that for higher quantum rental, most landlords will only consider 2 years lease at least with diplomatic clause if applicable.
