i’ve always though when i eventually move out, i’d prob rent 1st instead of immediately buying a house , but whenever i mention this to ppl, the response is usually smth like “renting is just throwing money away”. i get where they’re coming from but why is it automatically a bad thing?
Say me and my partner are still quite young and we’re not even 100% sure where we want to live long term, may be our jobs change , may be we want to move overseas for awhile etc . wouldn’t renting give us some flexibility instead of buying some thing and then having to sell it a few years later ?

**Renting is not "throwing money away" if what you are buying is life flexibility, location discovery, and freedom from high transaction friction.**

In Singapore, cultural pressure heavily pushes homeownership as the only responsible financial path. However, buying a property prematurely when your career, lifestyle, or geography are still evolving can be far more expensive than paying rent:

---

### 1. The High Cost of Selling "A Few Years Later"

Buying a home involves severe **unrecoverable transaction friction** that online commentators often forget:

* **Buyer’s Stamp Duty (BSD):** Up to 4%–6% cash/CPF upon purchase.
* **Seller’s Stamp Duty (SSD):** If you sell private property within 3 years of purchase, you face SSD penalties (up to 12% in Year 1, 8% in Year 2, 4% in Year 3).
* **Legal Fees & Agent Commissions:** Conveyancing lawyers, mortgage lock-in penalties, and 2% seller agent commission upon disposal.
* **The 5-Year HDB MOP Trap:** If you buy an HDB flat, you are legally locked into a 5-year Minimum Occupation Period where you cannot sell or rent out the entire flat. If an overseas job offer arises in Year 2, you face a major regulatory headache.

If you buy and are forced to sell within 3 years due to job changes, transaction fees can easily burn $50,000 to $100,000+ in dead capital—equivalent to multiple years of rent.

---

### 2. Renting Buys You Low-Risk Relationship & Neighborhood Testing

* **Living Together Test:** Testing cohabitation habits with your partner in a rental environment carries minimal financial downside. Breaking a 1-year tenancy involves losing a security deposit, whereas unwinding a joint property mortgage involves messy legal disputes and potential capital losses.
* **Neighbourhood Fit:** Renting lets you test living in different estates (e.g., Tiong Bahru vs. East Coast vs. Jurong) to discover what actually works for your lifestyle before locking in a 25-year debt obligation.

---

### The Verdict

Rent for 1 to 2 years while keeping your uncommitted savings and CPF compounding in disciplined investments. Once your career trajectory, marital plans, and long-term location stabilize, you can enter the property market with clarity and financial strength.
