I can forward you a flowchart for a typical private residential property purchase so you can use it as a reference.

Btw to kick start a house hunting, it will be best to speak to my banker first so he can advise you on your in principle approval. From there, you will have an idea how much loan can you obtain.

To purchase a private condo, recommended procedures are,
- get IPA for bank loan
- find the right property, can be resale or under construction (new launch project)
- engage a law firm
- assumed bank loan is up to 80% of the purchase price, prepare 20% for the initial down payment
- prepare 3% for stamp duty and 15% for ABSD
- prepare legal fee for the law firm

Good evening!

Saw your query but it is a rather wide scope that need to be covered since you are not specific enough in your question.

If you do not have any real estate salesperson in mind to work with, you might want to start talking to some of them. You need to judge for yourself if you are comfortable to get them to assist you to source for a property ie not feel pressurize. Both of you ought to be able to communicate with each other and the salesperson understands your needs and provide suitable advise or information with regards to property related matters.

You also need to speak to a mortgage banker to discuss about your housing loan ie how much you can obtained.

Briefly at this stage, your question is not specific enough because :
(1) What type of condo are you looking at? Private or executive condo?
(2) New launch, sub sale or resale?
(3) Your current status? Singaporean, PR or foreigner? Single or married?

So, do pen down your thoughts and post the questions to the salesperson that you would like to appoint to represent you.
