Understand that for Local buying 2nd property, we will be subjected to 12% ABSD. My wife and I currently owned 1 property (fully paid), and are looking for upcoming new launch project, in which we still intend to hold on to the current property to stay till the new project TOP. Are we able to have the ABSD refunded when we sell off the current property when the new launch reaches TOP, say 4 years from now?

Hi

Based on the existing policy, you may stay at your existing home till the project TOP, however you must sell your existing property within 6 months of TOP or CSC whichever is earlier. To request for a refund, there must be a Singapore Citizen and is buying the 2nd property in both names.

Dear Sir,

You are in a good position to do that because you have fully paid up for the property. In your case, you just need to purchase the new property in both your names as a married couple and pay the ABSD first. As you have got no outstanding loan, you will also be able to secure up to the maximum 75% for the next property.

To be eligible for the ABSD refund, you will need to sell off your current property within 6 months from the TOP date of your new home. I would usually advise my clients to start selling nearer to the TOP date as you will not be able to request for an extension if you do not meet the 6 months deadline.

Yes, you will be able to apply for ABSD refund should you dispose off your current property when the new launch that you purchase TOP in 4 years time.

Hi,

Yes as long as both of you jointly own the current matrimonial property, and jointly purchase the next new launch property as a matrimonial property, the ABSD 12% paid on the new launch property price will be refunded to you once you sell off the current private property within 6 months of the TOP of the new launch condo. Do note you can't purchase any other properties during this interim period if plan to get this ABSD refund.

As the current private property is fully paid, you can also take a 75% max loan as there are no outstanding home loan at the moment and it will be treated as your first loan.

Alternatively, if the finances permit, you may also want to explore the decoupling process to place the ownership of one property in one individual name, which can allow the outgoing owner to purchase the new launch condo as a first property without any ABSD.

"(B)Joint Purchase of Second Residential Property by a Married Couple
A married couple with at least one SC spouse is eligible for ABSD refund on their second property
if they sell their first property within 6 months^ after the date of purchase/TOP/CSC, whichever is
applicable."

For the conditions please WhatsApp me wa.me/6598009568 and I'll share with you in detail. Many of my buyers have bought new launch got their TOP sold their first marital property and got their ABSD back. The 6 months deadline for you to sell off your first property... Depends also on the situation at that time... For instance currently there's a 6 month extension for those who bought before 1st June 2020...

Hi,

1) Once you are freed from a mortgage loan, you are able to receive a maximum of 75% mortgage loan. The amount shall be calculated depends on your monthly income.
Although not definitely you are able to receive all the 75%, under the current MAS ruling this is possible.

2) If you have an outstanding mortgage loan, the 2nd mortgage loan will be reduced to 45% only. Thus you are in a good position to be able to fully leverage on other's people money.

3) You will have to pay this 12% first, which can be in cash or CPF, or a combination of both in 7 weeks upon OTP issued on this new purchase.

4) You will have 6 months to dispose of your current property upon key collection.

5) Although you can appeal to IRAS to have more time, you also stand a chance of losing your 12%. Thus it is best you start your marketing earlier so that you don't miss the deadline.
