- 5k fixed income (maybe 6k+ by next year)
- 0 previous properties
- 0 previous loans

1) At what juncture do i engage a buyer's agent (if they even exist) ? Isit only when I turn 35? Only when I have decided on a location/property i intend to purchase? What if i am undecided on anything other than the fact that I wish to get my own property?

2) At what juncture do i get AIP or HLE? (do i get both if I am undecided on condo/HDB and want to weigh all options before making a decision?)

Good morning,

Perhaps we can do concurrent activities while deriving which property is more suitable for you, we can request IPA for your HDB or condo purchase first. It's absolutely free of charge. As for HFE (HDB loan), you only eligible to apply via HDB website on or after you turn 35 years old.

Estimation on your loan for HDB will be around $316k while bank loan will be around $530k.
therefore budget for HDB and private will be around $700k and $900k respectively.

Recently i assisted a 35 years old single to purchase a 4RM at Choa Chu Kang. Right unit size that fits his budget and conveniently accessible to expressway.

Hi,

Based on income and age, assuming good credit profile, max loan for resale HDB should be approx $270k, and that for private property should be approx $540k, so the price range to consider for HDB should be approx $640k for HDB and $900k for private property.

Do you plan to move in or will still be staying with parents? Your partner will be moving in with you?

1) You may speak to any agent to understand your options and whether you're comfortable with him/her.
2) All discussions are non-obligated. You might find out what options you have based on your preference.
3) You have to apply for an HFE anyway, this is mandatory for buying HDB flats now for both BTO and resale flats.
4) But you can only apply for it on your birthday at the earliest.
5) You will be better informed by talking to an agent. He/She might be able to estimate your possible loan for an HDB flat and condo.

Hi, you can actually start your property journey now, of course HFE can only be applied after you turn 35, in which is valid for a year. You can approach a buyer agent now, and he will be able to tell you what options you have based on your current finances, so you can bettter decide which is better for you.
