There are usually a few factors why an unit cant be rented asap:
1) supply of tenants
If you have certain tenant preference, you will reduce the demand for your unit
2) mismatch between landlord and tenants
If tenants are unable to get their requests, they might opt for other units that might be able to do so
3) rental
Mismatch of rental asking according to the project, surrounding projects and area
4) lack of tenants' pool etc
