To purchase a flat on our own (without agent), I have some questions in mind, hopefully someone can clear my doubts.

1) Will the HDB grant amount be credited into my partner and my CPF account before we pay for the downpayment of the HDB? (I heard from an agent that the grant amount will be credited into our CPF before we pay for the downpayment)

2) As we are more concerned on the financial side, we are not looking for agents but we probably will need help with some of our queries. Are there any agents that charge a flat fee (eg. 2k) that can handle the paperwork for us instgead of x% of the property price?

For resale flats, CPF housing grants are credited directly into your CPF Ordinary Account (OA) before the completion of the purchase.

The credited grant amount is then automatically used together with your CPF OA savings to pay for the flat (including downpayment, stamp duties, legal fees, or even part of the purchase price).

In practice, you don’t “see” the cash, because HDB coordinates with CPF Board to apply the grants towards your flat purchase.

So yes, what you’ve heard is correct — the grant is in your CPF before completion, and it will be factored in when paying the downpayment/balance.

There are agent who charges flat fees.

Yes the grants, once approved, will be credited into your CPF OA first, and it will show up in your draft financial plan (assuming you use hdb conveyancing) to confirm the amounts you are using to complete the purchase.

Sounds like you are attempting to save a little bit of money by opting not to purchase a flat with the help of a professional. Paperwork and queries, you can always ask here or ask HDB directly if you need.

But while you could certainly DIY your home purchase or attempt to find help from a questionable agent with fixed (e.g. $2k) commission, you may wish to consider the long term implications of doing so.

Trend analysis, price analysis, valuation estimations, offer strategy and negotiations are key skillsets that a professional buyer-agent can bring to the table so that you do not overpay for a property that is valued less. For the reasons above, many buyers choose to work with legitimate agents, as any commissions payable would typically be more than covered by the extra savings you would get from a good deal as well as the upside from securing a great asset.

Hi,

1) The HDB grant amount will be the first to be utilized for any payment; such as downpayment. Follow by funds available in your CPF OA.
2) You can manage on your own by reading up on the HDB web giving detail instructions on how to apply for valuation and submit your resale application. As long as you ar buying from a legit seller.
3) The concerns without having a professional with you is not the procedures and process of submitting the application, the following are some of things you have to look out for:
(a) Over pricing the property: without indepth understanding of the market situation, you may over paying for a flat that not worth the asking.
(b) Unable to identify a legit seller: Although this is not common but mught happen, where the seller does not have the full authority selling the flat. The co-owner might be objecting to the sale, thus creating unnecessary trouble in the whole transaction.
(c) The selling price is too good to be true: There might be fishy with this kind of deal. The seller might go disappear after receiving the deposit and exercise fees, and left the buyer in the wind.
