If you had purchased this property more than 4 years ago, then it is safe to say that you will not incur any SSD.

Dear Sam,

There is no applicable stamp duty unless your holding period of this property is less than 3 or 4 years depending on when you have purchased the property.

In such cases, I will always ask my client why are they intending to sell since they are going to pay Additional Buyer's Stamp Duty should they be looking to purchase another property in future. Are there other options instead of putting up the property for sale?

Hi Sam,

For selling, Seller's Stamp Duty (SSD) is applicable for 3 or 4 years depending on when you exercise the option to purchase the property. If you purchase it before 10th March 2017, the SSD is staggered over 4 years from 16% to 4% depending on when you sell. If you purchased the property on or after 11th March 2017, the SSD is staggered over 3 years from 12% to 4%.
