In my opinion, if you're looking for investment, there is no need for you to look at only Pasir Ris.

Unless you're actually looking for your own stay within Pasir Ris, I would actually recommend you other developments which I feel has better upside potential.

These projects have fairly same potential since they are in the same cluster, therefore the entry price will be a huge factor in terms of future potential from investment perspective.

Based on the age of projects, Livia is the oldest followed by NV, Palette and etc, therefore a comfortable sized unit in Coco Palms or D'Nest is likely the safest bet for potential in future, provided that the orientation of the units are favourable since they are the projects lined right beside the artery road linking the expressway to the estate. I have data for the past 36 months indicating the average price trends of these 5 projects and based on these records, only Coco Palms and D'Nest have seen improved average prices for last 36 months.

If eventual home stay is your objective, then it will be difficult to provide a recommendation since everyone has different home needs and priority.
