You may wish to claim for damages if there is any. In the event that aircon is still working, what you may do is to engage a proficient service contractor to do an assessment of the condition of the aircon. In most cases, I will propose to resolve this situation with the Tenant paying for chemical wash of all the units in the apartment inclusive of topping up gas if any. This amount of money can be deducted from the security deposit if required to.
I will not compromise on this arrangement unless it has been pre-agreed that the aircon servicing is done in such manner.
