Hi Raj, as property agents are regulated by CEA, we are not allowed to have dual representation. Getting commission from you means that he will be representing you. But if it is found that he is indeed dual representation, that agent may be fined or lose his/her licence.
Hence I advise that you ask why the agent is asking you for the 1% commission. If it is indeed a sub-sale unit and not one from developer, and he is not representing the 1st owner, you can choose to engage his/her services and pay her the fees that he/she duely deserves. But if you choose not to buy from him/her you have plenty of options and choices out there.
You can choose to buy brand new elsewhere.
