Morning MYLI,

Both of you will be affected and subject to 10% ABSD on top of 3% BSD because one of you is a PR.

In order to enjoy the ABSD relief, you can choose to sell off your 1st property (HDB) within 6 months from purchase completion.

As for loan, you will be able to take up a max 80% bank loan because you dont have any outstanding loan.
