Sir, Me and My wife is a SPR since 2009. I want to buy a resale HDB 4 room flat. I have $50000 in CPF ordinary account. My range for the housing is $400 K. Kindly advise how much should I arrange for buying> Thanks

Hi,

For SPR household purchasing HDB, you can take a bank loan of up to 80% of price. Breakdown of price of 400K hdb as follows:

Cash 5% 20K
CPF 15% 60K
Bank Loan 80% 320K
Stamp duties n legal fees about 8% 32K
Agency fees n Misc Fees approx 5K

Assuming that you are buying at $400k and getting 80% loan, you will need to set aside around $55k cash for the downpayment, ABSD, commission payable, admin fee, etc.

Based on your income you can get 80% (Max)bank loan,
You need to get ready followings:
1) 5% cash downpayment
2)15% CPF downpayment
3) estimated 3% buyer's stamp duty (3% -$5400)
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees (approx)
6) agent's commission (1% of purchase price + GST)
7) other mics like vauation report and HDB reg fees around $300

Overall you need around 28% of purchase price.
