Dear sir/madam, In today's market, selling first would be more advisable, especially so if you require the funds of your sale to cover your purchase. There are more units in the market than ready buyers therefore most will find selling a greater challenge. Nevertheless, it could get a bit tricky in your case as you are looking at purchasing a EM, where supply of such units will be relatively limited, therefore in my opinion, you should keep your options open first. Start planning for your sale now, and once it is ready to be marketed, set aside an hour or 2 per week to go shopping for EMs, which will allow you to have a feel of the available units in the market to help you assess the situation better and make a better informed decision.
