Hi Jay, 1st of all, are you a citizen, permanent resident or purely a foreigner staying in Singapore on a long term (or plan to stay for the long term). All the buyers I have came across seem to be always waiting for the right time to buy, but what exactly are they looking for? Purchasing a dream home is never like going to the supermarket where the stocks are always there for you to choose and you wait for "SALE" and you start pushing your trolleys in and coming out with trolley loads of discounted goods. Real estate is very much in the demand and supply cycle. As long as demand is high (after filtering off the regulations), price will hold. Should demand comes low, it does not necessary mean that prices will drop simply because owners will simply hold back from selling and wait for the next cycle of high, unless they met with serious financial needs to sell. Even if there are these units for sale, does it make a good home for you? Purchasing a home in my opinion should be a choice of finding the right unit at an affordable pricing to yourself, and that banks and financial institutions can support the purchase price by granting you the loan, acknowledging that it is within the right market valuation. On top of this, with recent regulations taking effect on the market, it makes it more beneficial to buyers as serious sellers will more likely be willing to negotiate with you.
