In my opinion, the enbloc market will not be rosy in the near term due to the overall economy outlook. Developers will be more conservative and cautious when they bid for land and therefore larger plots (like the plot which Spring Grove) is currently sitting on may be at a disadvantage as the risk appetite of developers are lower due to the constraints of building and selling within a 5 years period.
