Good morning,

has anyone work out your numbers before?

Maybe we can work out your financial plan to decide what will be the best course of action.

Do you need funds from sale to finance the purchase?

If not, you could buy first then sell.

If yes, I will advise to do marketing for sale and house hunting for purchase concurrently. You will be stuck if you cant commit to a unit you like and at the same time, we need to see how's the response for your current place as well.

Morning,

It depends on your requirements for the next flat as well as how difficult it is to sell your existing flat (any ethnic quota restrictions etc.). Typically I suggest my client to do concurrently to secure the best outcomes and have the flexibility to secure their ideal unit when it pops up while also have sale proceeds back in time to complete the purchase. May I know if your MOP of 5 years is already met?

Hi, this will depend greatly on the financial situation you are in as well as what your plans are . In general you have 6 months to dispose of your unit after buying another hdb unit, however this option is possible if there are sufficient cash flows as well as in the case that your existing hdb is easy to sell. Doing both concurrently and having a planned out timeline will ensure a smooth transition from your initial unit to your next house.

May I know if you would need the cash proceeds and CPF returns from selling in order to buy? If so, I would suggest marketing the unit and searching for a new one concurrently. Once you find a buyer for your current unit and they exercise the OTP, then we can safely put down an option fee to secure the next unit. Additionally, we can also ask for a 3-month extension from your buyer. Market your current HDB flat for sale.
Look for a resale unit concurrently.

Suitable if: You have enough cash flow to handle both transactions simultaneously. Your current flat is in a location with high demand and easy to sell.

Find and purchase a resale unit.
Market your current HDB flat for sale concurrently.
Negotiate with the buyer of your current flat for an extension on the completion date (if needed).
Challenges:
Requires careful planning and tight timelines.
You might end up paying temporary housing costs while waiting to sell your current flat.
