Regarding agent fee.
I targeted one unit here and contacted seller's agent directly.
Can I ask buyer's agent fee refund to me?
As my understanding, seller's and buyer's agent will share the commission.
If can, how much can I ask?
If can not, can I find an agent who is willing to do (partial) refund ? Is it legal?
Afterall, my agent do less service since I do most at my own.

Hi, are you talking about private condo? If so, then buyer need not pay commission to his agent as the buyer agent will share it with the seller agent. But as for hdb transaction, buyer agent will collect the commission directly from his buyer. Pls feel free to let me know if you need any assistance.

Evening,

For private property, seller agent share the comm with buyer's agent as they bring in buyers to help close the deal. The buyer's agent will also help to check and ensure that the buyer are fit for the S&P, alongside with the legal documentation. Since you opt to DIY your purchase, you should understand that you will need to put in max effort and not get paid.

    Actually I am not well understanding what is buyer's agent job scope except looking/arranging house viewing.
    Mortgage with banker, law with lawyer. I really do not know what effort will buyer's agent do if I have confirmed to buy one.
    Will seller's agent prefer buyer with agent or without agent to buy with him/her?
Dear buyer,

If you have already viewed this property through the arrangement of the salesperson you have engaged, you should not resort to such measures by going to contact the seller's salesperson directly just to avoid paying any service fees. Salespersons are also human and professionals who has families to feed. Do you walk in to a doctor's clinic and once you know what medicine he is going to prescribe you, you just walk out of the clinic and into the pharmacy to purchase the medicine so that you need not pay for consultation fees?

    There should be no "ethics" or "interity" problem if buyer viewd the property directly with seller's agent via propertyguru advertisement.

    Now I am just thinking once I decided my targeted property, should I find an agent to negotiate with or do it by myself with seller's agent.

    My straightforward thinking, seller's agent get utmost commission if buyer without his own agent. He/She would like to surrender part of the profits to either seller or buyer to make the transcation done --- Means Win-Win (except the never-show-up buyer agent).
    Am I too naive?

Following up with your reply, I suppose you are beginning to look into home purchase.

As a buyer, if you are confident of doing up the paperworks and have time to spare in shortlisting properties, doing necessary homework about the location and recent transactions to make a credible offer, you should just proceed in contacting the listing agent directly. I am sure you know what you are looking for in the purchase to ask the right questions.

As for the refunding part, are you indicating for the listing agent to give you some rebates on the commission he will be collecting from the seller? If this is indeed what you are meaning, I would say let's just put it this way, assuming you are a salaried employee, does your boss tell you that since he/she has given you the job with monthly salary, you should surrender part of your salary to give it to him since it is a win-win situation?
