Property Gurus , I am a SPR and planning to buy condo. When selecting condos what should I select "Freehold" or "99 yr. Leasehold" , what is end state of Leasehold properties, Do I have to return back to govt / developer? Does 99 Lease hold properties have high depreciation rate? I know none of Singapore properties have reached that state yet. Can you guide me if that should be one of my selection criteria when selecting properties? Thanks in advance

Hi,

Comparable freehold & leasehold properties typically have a price differential of about 20%, but this number can vary. You may want to factor that into your plans. Leasehold properties, in theory, will revert to the landowner (govt for eg.) at the end of the lease (say 99years). Not so for freehold. Thanks and hope to assist further.

The key to a successful property investment is the location of the property and the redevelopment potential of the area. Tenure may be secondary as older properties in good location may be subjected to enbloc by developers in the future.

Freehold properties are usually priced at a premium and are often located further away from transportation nodes. For such properties, the rental yields will be lower when compared to a leasehold property located near the MRT for example.

Hi there!

In Singapore, most of the newer projects that are well located are 99years. Unless, they are previously en bloc from a freehold development, there is limited Freehold new projects coming up.

If all other factors remain the same, proximity to city, location, nearby amenities, age of building, etc, freehold project usually will command a 15-20% premium over the 99year leasehold.

At the end of 99years, the value of the property will be technically become zero. However, in Singapore, the owners of such projects will usually go for collective sale (en-bloc) or apply for lease top up from the government to reset it back to 99years.

A more important question will be that, for this property purchase, it is more for own stay or for investment purpose? That will determine what kind of property you will be pursuing.
