As a foreigner, you are eligible for a freehold condo mostly.
As for cluster, I would say most/all have restrictions against foreigners. We could nonetheless work out some alternatives should you be extremely keen!

Hi Karen, Thank you for your interest in Singapore Real estate. currently, there is no restriction on Foreigners purchasing condos in Singapore, however foreigners are only able to purchase landed properties in restricted areas. you will also have to take note of the loan requirements as well as the taxes duties. Hi Karen, there is no restriction for foreigners buying any type of condo in Singapore. But pls note that the stamp duty payable for foreigner will be at 18%. Pls feel free to let me know if you need any assistance.

Good morning Karen,

It's great hearing from you.

Do take note as a foreign buyer, you will be subject to a total of up to 18% stamp duties for your purchase (estimated 3% buyer's stamp duty and 15% additional buyer's stamp duty as a foreigner).

And foreigners are allowed to purchase condo and apartments (be it leasehold or freehold) in Singapore. But foreigners are only eligible to purchase landed in Sentosa and not Singapore mainland.

Hi Karen,

In general, all landed homes (less those located on the island of Sentosa) are restricted properties where only Singapore Citizens are eligible, however, there are a handful of projects where foreigners can purchase and these are properties within a condominium project. More importantly when purchasing a property in Singapore is the financing aspect as the authorities have in place various measures to cool the hot market, restricting loan amount (60% TDSR as well as ABSD), therefore before making any moves, it is best to speak to a fincially qualified person for advise and assessment first.
