Person A co-owns a private Condo with his Brother. Intend to de-couple in June and buy another house on his own before getting married end of the year. Fiancee already owns 1 private property.

Q: What are person A option in buying another house? Can get EC? HDB?
Q: Is there any implication in this situation?

Person A is above 35yrs and is SC.

Q1) As a single after 35, you can purchase a resale HDB of any size with a bank loan. (You can't apply for a HDB loan if you dispose off your private property 30 months before you purchase a HDB). However you are not eligible for any CPF grants and could not apply for BTO and ECs within 30 months period after you dispose off your private property.
Q2) If you married your fiancee who already owns a private property, your fiancee needs to dispose off her private property as HDB does not allowed a married couple to hold on to 2 properties when one of the partner flat has not yet MOP. You or your wife are free to purchase another private property without selling your HDB once your HDB MOP ends. For further clarifications and enquires do contact me at 93375051  . Too add on, there is no restriction in purchasing another private property and you and your fiancee can each hold on to 1 private property each after getting married.

Person A can purchase a resale HDB or a private condo or resale EC. However, A will not be eligible for a new EC. After A gets married, there may be some implications if A were to get a HDB, therefore it is advisable A get a private property instead.

Hi,

Person A, after decoupling, can purchase resale HDB, resale EC or private condo. If resale HDB is purchased, once married, if Person A chooses to add the spouse's name into the property, they may or may not be eligible to keep both HDB and condo, as HDB will likely require them to sell away the hdb. For resale EC or private property purchase no such issue, you can keep both your spouse and your property as long as the finances are comfortable.

Person A will be able to get a resale HDB flat, or a private residential. This includes resale EC that the previous owner had already met the 5-year MOP. He will not be eligible for a brand new EC or a BTO flat.
