Ownership vs Stamp Duty
I am Singaporean and my wife to be is foreigner. If I purchase my first condo, there should not be any stamp duty applied. And I would like to put 50% or 100% of the condo ownership under my wife (foreigner). What will be the imppact to the buyer stamp duty?

Hi,

For all purchases, Buyer Stamp Duties of 3% (approx) still apply, regardless of ownership profile. What you are referring to will be the ABSD portion.

If the condo is your 1st matrimonial property where both names are added to the ownership, ABSD remission can be applied, and no ABSD is payable subject to approval.

If its 100% under your spouse name as a foreigner, ABSD of 15% will apply. Hence it might be best to have joint ownership in it, or purchase under your sole name. Thanks and hope to assist with your housing plans further.

Hi, if this is going to be your first home together with your wife, then no additional stamp duty will be involved for you as a buyer. But if this is your 2nd property and you intend to place your wife as co-owner, then the additional stamp duty payable will be at 18%.

Regardless of nationality, the 3% BSD will be payable by all. As for ABSD, the SC+ foreigner combo will be treated as first matrimonial property and hence, NO ABSD will be liable. A 100% ownership under your wife name will have implication of ABSD then. May I understand your rationale behind this suggestion? Is it because you already own a property or seek to own anther property? Whatever the case, you may wish to share your scenario so that I can devise tax remission strategies and advise further.
