We intend to have one or two rooms to accommodate our workers and wonder is it possible to buy a condo.

However, do take note of the guideline that a max of 8 person can be house inside a property.

Hi Angie,

It will make better financial sense to purchase under an individual name as compared to a company's name as if you purchase it under a company, there is an Additional Buyer Stamp Duty (ABSD) of 15% on top of the normal stamp duty of about 3%. Moreover, you may face loan restrictions when purchasing under a company's name.

Depending on the industry which your workers are in, they may not be eligible to be housed under residential properties here in Singapore.

It is definitely possible for a company to purchase a residential property under their name, subjected to Additional Buyer's Stamp Duty. Where loan is required for the purchase, it is likely that the company can loan up to 20% of the value of property.

If the number of employees you wish to house is big, I have a project in the east where there are 10units of apartment available right now available for immediate rental if you wish to consider housing them under single development. It is a mixture of 1 to 3 bedrooms apartments.

Good morning Angie,

Yes you can purchase a private condo under a company but do take note of these cooling measures.

The purchase will be subject to 15% ABSD and loan is 20% loan to value which means you need to come out alot for the initial outlay.

1) 80% downpayment
2) 18% stamp duties

You need to come out almost 100% of the purchase price!!!

Thus it will be better to purchase under an individual.

1) can loan up to max 80% if no outstanding loan.
2) no ABSD if it's the first property purchase
3) can utilise CPF OA funds for the mortgage repayment

With current market rules, lesser companies are buying condo under company name, as loan and absd will be subjected to. IT will be better to rent a whole unit to accommodate your workers.
