On the tenancy agreement written by me(the landlord) , thumbprinted by both the tenant and me(the landlord) , one of the statement in the tenancy agreement was written as the following :
"If the landlord has to terminate the room rental prematurely, but not the fault of the tenants:
for urgent matters to terminate the rental, the landlord will recommend the tenants a new renting room in the market or if they could preferred to find their own room, but the landlord will ensure that they have a new place to settle down before proceeding to terminate their rental;
and for non urgent case, the landlord will give 1 month notice before the termination of the rental.
The landlord will refund unused paid rental of the month and return full deposit to the tenants upon their departure after room inspection.
For early termination suggested by the landlord, free transportation was provided to the tenants to move their belongings from the current dwelling to the next dwelling."
I have read and explained the tenancy agreement statements line by line with the tenants before signing the tenancy agreement.
Both the landlord and the tenants have stamped ours fingerprints on each and every page of the tenancy agreement.

With this tenancy agreement stamped by both the landlord and tenant before rental, am I still illegal if I just return the deposit without compensating 1 month rental fees to the tenant?
- Urgent case : I terminate the rental because the covid cases are getting worse in the recent months and the tenants are working in F&B where contacting many maskless customers, I have to protect elderly family members living together.
- I have give unlimited time for them to find a room, and myself have found them a room with conditions equivalent to their current rental with me. I only stopped finding rooms for them until they have told me that they have already found a few rooms. I proceed to the termination of rental until they told me the date they're leaving.
### Do I still have the legal responsibility to compensate them 1 full month rental cost, aside from returning them the deposit and the unused paid rental of the month (eg. leaving on 26 Sep, I return them 4 days rental)?
