Yes, you can, but you cannot advertise on PropertyGuru as an owner. Only licensed realtors in Singapore with paid subscription can put up advertisements on PropertyGuru.

Not sure exactly why you want to go through the hassle on your own to save the commission when the commission is only payable when there is a successful transaction, meaning that this amount can be built into the selling price.

Here’s a clear breakdown so you know what you’re taking on:



1) You’re allowed to DIY sell

HDB does not require you to use an agent.
You can:
• List your flat online (99.co, Carousell, Facebook, etc.)
• Handle enquiries, viewings, and negotiation yourself



2) Key steps you must handle

a) Register Intent to Sell
• Do this via HDB portal before you start marketing

b) Pricing your flat
• Check recent transacted prices in your block/nearby
• Don’t just follow asking prices, look at actual deals

c) Marketing & viewings
• Take proper photos
• Write a clear listing (size, facing, condition, nearby MRT, etc.)
• Arrange and conduct viewings

d) Negotiation
• Agree on price, timeline, and terms with buyer

e) Option to Purchase (OTP)

f) Submit resale application
• Both parties submit via HDB portal

1) I believed you already read through all the responses within this post.
2) Theoritically, you can do the selling by yourself. Even the HDB support this by launching a listing platform within the HDB web.
3) However, I must bring you back to reality. The decision on having a listing platform is definitely not an action raised from the bottom.
4) The higher management is doing so to show that HDB support seller doing their own selling. They didn't know the consequences.
5) All sellers except those working in real estate, won't keep up to the current market. So, it is either listed too high price or too low price.
6) Both pricing will hurt the seller. Asking too high, no viewers = no buyers. Asking too low, the sellers lost an opportunity to cash out from what they deserved.
7) The other situation is selling does not means it solve the sellers' problem.
8) Not all situation that a person encountered equates to selling.
9) Most agent (although not all) will do an assessment to determine whether sellers are fit to proceed with the selling.
10) Although you might feel that only you know whether it is right to sell. But, under some condition, selling is not the best option.
11) A final advice is it is better to seek an opinion from a real estate agent before you decide whether to engage an agent or DIY selling.
12) By the way, it is harmless and at zero cost doing so. You just need to spent some time talking to a professional.
