Has your current 3-room hdb flat met the MOP of 5 years?

Ethnic ratio restriction is indeed a major obstacle for some of the HDB resale cases we have handled, especially for predominantly chinese estates with non-chinese sellers. There is nothing we are able to do about it except that pray for a right buyer for the right price.

If you are a buyer yourself eligible to buy into such a unit with restrictions in place, I am sure that you will also do your own diligence and make a lower than market offer to the seller to try secure the unit, unless this is a unit you cannot miss and owner is refusing to budge below the expected price point.
