It is optimal to kickstart the process now, as finding a buyer takes time in this current slower resale market, especially for flats that are older in age. It also takes about 4 months for the whole hdb process to complete, so this period is just nice to start. Just that we will have to reach an understanding with the tenants to get a regular window for viewing times.
