Hi,

1) It is to express your interest to take part in the balloting process, which is the phase where developer usually launches the project at the best prices with most unit availability. You need not sign the cheque, and it is a no cost no penalty first step, should you decide not to go ahead.

2) Typically it will be a balloting exercise, where the developer staff or agencies will randomly pick out ballot tickets to be drawn. The earlier your number is drawn, the more units you can choose from and exact unit prices made known to you

3) This is up to developer discretion. If the project sells well, the prices may increase immediately upon the conclusion of the balloting exercise. On the other hand, they may still extend the discount for the first weekend.

4) After booking of unit with the 5% booking fee.

Hi,

1) A blank cheque is to express a genuine interest in taking part in the balloting process.

2) As of current new launches, it is not uncommon to see there is more than one agency assisting the developer in selling the same development.

On the booking day, those units available will be displayed in a suitable and conspicuous place. Once your number is called, the in-charge will ask which available unit you intend to buy and provide the selling price for your consideration.

Because there are multiple agencies attending to their buyers at the same time. The unit you wanted to book might be taken by others if you hesitate. This is similar to booking of BTO unit. Therefore it is important to do your homework before your number is called.

3) Usually, the best price is only available to the buyers who booked the unit at the launch.
There would be an adjustment of 1~2% to the leftover unit from the launch.

If the developer did offer a discount at the launch, they could withdraw the discount after the launch. And whether they would extend the same discount shall depend on each individual developer's discretion.

4) It is advisable to find your lawyer as early as possible, but you could start after getting your OTP from the developer. So that you could let the law firm receive and handle all the paperwork rather than do it yourself, especially if you wanted to utilize CPF to pay for stamp duty. You are paying the same fees anyway.

Once you find your lawyer, provide the details of the law firm to the agent who attend to you. The developer will send the S&P to your lawyer to process. The law firm will advise you on all the process and payment details. You may also seek advice from them if in doubt before meeting up to sign the paperwork.

1) It is an expression of interest to secure your slot for the balloting process, which is usually the phase where you have the most number of units for selection and also usually the cheapest. If your turn is called up to select a unit (booking) and you do not shortlist any unit, you can take back the cheque without any penalty.

2) Subject to the result of the balloting and booking, developer will very likely adjust the price upwards if there is good take up rate on booking day.

3) This will depends on the performance on booking day. I understand that developer is putting up a discount on booking day for Hillock Green for $22k if you submit your EOI before yesterday 7pm. They may not extend this discount after that if the results on booking day is encouraging, and may even adjust the price upwards.

4) You can start looking for a lawyer after you have secured your unit and paid the booking fees. Read More

1. Developer collects cheques as an expression of interests to gauge the response of the launch and in turn adjust their pricing for the launch.

2. On booking day, buyers get to choose the unit according to their ballot numbers and if you were to book a unit, the cheque that you submitted will be filled up with a 5% booking fee and deposited by the developer.

3. The launch price is usually more attractive for popular projects and if the response is good, developer will typically raise price after the launch day. If the response is no good, developer may give discounts to attractive more buyers to the project.

4. You should engage a lawyer right after booking a unit as the law firm will receive the S&P on your behalf.
