I am sorry, but the indicated price range is not practical. Resale units may be possible. If you are concern about the balance lease, we can look into the youngest possible development with the price range, if location is not a decisive factor.

At a budget cap of **S$1.5 million**, finding a **brand-new, just-TOP (ready-to-move-in) 3-bedroom private condominium is virtually impossible** in today's market.

New-launch 3-bedroom units in the Outside Central Region (OCR) currently start at **S$1.9M to S$2.3M+**. However, there are two practical strategies to achieve a ready-to-move-in 3-bedroom home within S$1.5M:

### Option 1: Modern Resale Condos (Recently Completed / Sub-Sale)

If you want modern clubhouse facilities and newer architecture:

* **Treasure at Tampines (TOP 2023):** Some compact 3-bedroom units (approx. 818–883 sq ft) transacted close to the **S$1.45M – S$1.55M** band. It is one of the very few recently completed developments where entry prices hover around S$1,500 psf.
