Need your advice. Am currently staying at a 5 room resale unit for 2 years. Looking at applying for upcoming BTO so that when the BTO flat is completed, it is also about time that my unit has fulfilled the 5 years MOP. Should I apply BTO first? Or should I wait until 3 years later after I have sold my current resale flat then explore the options I have?

Hi,

Unfortunately, you have to fulfil the 5 year MOP for the resale before you can apply for BTO or get 2nd residential property. There's no workaround on that. Thanks and hope it clarifies.

--- HDB Flat Upgraders Mr. & Mrs. Lee ---

We decided to engage Ivan as our agent as we were impressed with how he answered the enquiries on property guru website.

He has helped us to find our ideal unit and also sold our current unit. He was very patient and never pushy when we were looking for our ideal unit. He would tell us that it is always important to find a unit that we really liked.

When it comes to selling of our unit, he was always prompt in arranging for viewings and he also tried his best to arrange and consolidate the viewings due to our time constraints. He is a reliable and prompt agent and is always willing to clarify any concerns and questions that we have.

Thanks Ivan! :)

Ivan has justified our faith in appointing him as our Exclusive Agent. He transacted our unit at 620k, above valuation & highest price ever achieved for our block, within 2 months.

In a slow market, you need a proactive & committed agent who puts the extra effort. Besides advertising in papers & online intensively, he also had personally distributed flyers & spoke to potential buyers in neighboring blocks to increase exposure. Every week there were viewings & feedback.

He actually secured 2 attractive offers but assessed that the 2nd one will be a more smooth transaction. We're glad to have proceeded with his advice for a successful completion. Throughout he was professional and responsive. We wish him a great career and will be happy to recommend his services Read More

Good evening,

Care to share whether did you utilise the housing grant in your resale flat?

If yes, you will have to fulfill the minimum occupation period first before you can apply for BTO.

Hope my explanation helps!

Yes, have utilized the housing grant in my resale flat. I actually wrote to HDB and they advised that I could apply for BTO now (provided that the completion date of the BTO flat is after my MOP date). And this is on condition that I must return the 40K in cash for resale levy. I'm confused now.. Must wait for MOP or no need to wait?

Good evening,

you have to wait for your MOP to be up before you can apply for BTO as you have utilised CPF housing grant.

You could apply for BTO now (provided that the completion date of the BTO flat is after my MOP date) if you never utilise CPF housing grant.

Hope my explanation helps!

    Hi Mr Tan,

After checking, I realise I have already utilize the CPF grant in my first resale flat. In other words, I didn't use CPF grant for my current resale flat.

Thanks for your patience and advice as always. Really appreciate that and it's good to see that there are still very helpful agent like you out there!

Good to know that.

That explains that you are eligible to apply for BTO as long as its TOP date is after your MOP date.

Wish you luck in your application.
