Good morning,

Yes if the purchase price is higher than the sale price, chances are a higher loan amount is required. The new house loan will based on the age, income and credit profile.

Hi,

You will need a new mortgage loan for your new purchase. It is independent from your current mortgage loan for your condo.

Upon the sale of your condo, the outstanding loan will be settled and all CPF monies refunded upon the completion of the sale. You could then use the Sale proceeds, together with allowable CPF funds for your next purchase. The shortfall could be funded by a mortgage loan.

Your maximum loan amount will be dependent on your age and income, subjected to LTV and TDSR requirements.

You will need a property agent to market your condo , a lawyer is compulsory too to process the legal paperwork. you will require to take a new loan if you are proceeding ahead in upgrading to a landed. It's not a merely top up on your existing loan.

The loan amount for new purchase can be derived from purchase price minus off the CPF OA funds and cash you have on hand and from your sale.

To ensure you can upgrade seamlessly from your condo to a landed property, I will suggest you draw up a financial plan so that you can have a good overview of your cash position. From the plan, you will be able to find out how much sales proceed you can get after the sale of the condo as well as how much cash is required for the purchase of the landed.
