My wife is a Singapore PR, I am an EP holder. Our combine income will be more than 10K, we are planning to buy a condo. I know since I am under EP according to new rules 15% ABSD applies, but I also heard, for a couple where one of them is a PR and for the first time buying of a house this will be levied by IRAS. Can you guys highlight the details please? If my understanding is wrong, what are the other options I have. We are looking for a house ready to move in at least before the end of 2014. We are looking for at least 2 bedroom flats, what would be the price range like and how much money I would need raise as down payment. Thank you in advance.

Good evening! FYI ABSD relief will only be applicable to married couple with at least 1 Singapore Citizen which in your case, both of are not eligible for the relief thus higher ABSD rate will apply (higher of 5% as SPR or 15% as foreigner). Why not share more information on your finances so I can further advise you whether is it possibly to purchase solely under your wife's name (to save on at least 10% ABSD) or both names? Hi, base on your situation, I suggest you get a private condo under your wife's name alone. This will reduce the ABSD you need to pay. Refund of ABSD only applicable to citizen. Let me know your budget for 2-BRs and your preferred location, I can help to recommend. You will need 5% cash upfront + Stamp duty of 3% if your wife is a 1st time buyer.
