My wife is a SC who owns a HDB flat which she bought a year ago which means she still has 4 years of MOP requirement to fulfill. We are planning to move overseas for long term. I am assuming that we will get the special approval to rent out the flat for two years. Now what if we plan to settle overseas permanently during that time. Can we sell the property if we decide to do that? Or we'll have to fulfill the 5 year MOP period as we were given the special permission to rent out the flat in the first place. We are extremely worried about this situation. Please suggest. Thanks

Good morning Neil,

I hear your concern. Since you have plans to stay overseas long term, why not you try to appeal to sell within MOP first? Cause HDB cant be sold with any tenancy.

Furthermore if you seek approval to rent out her unit, the MOP will stop once the approval is given. Will continue when your wife returns to occupy it.

So the MOP will be the same if you sell now or later.

Hope I didnt confuse you that much.

Have you try to speak to any HDB officer in her HDB branch office about your current situation yet?

Hi Sir,

Yes, you could seek approval to rent out the HDB flat for 2 years. Afterwhich, once you confirmed that you will not be returning to Singapore, you could again appeal to sell off the HDB flat, even if you had not met the MOP.

HDB will based their decision on a case-by-case basis.

I will not advise you to sell your HDB flat now, as there will be at least 8-12% Seller Stamp Duty involved. I don't think you're willing to take such a loss on your property?
