My wife and me are Singapore PR from Phillipines and would like to buy a HDB flat for investment. I intend to sell it for in 5 years or rent it out. Is Jalan Membina a good place to buy? My budget is $900,000 for a 5 room.

Hi FT,

Frankly speaking HDB flats are not meant to be investment. The owners have to physically occupy the unit for 5 years before you can sell it off or rent it out.

Jalan Membina is a very strategic location.

It's near Tiong Bahru Train station, Tiong Bahru Plaza, eateries, within mins from town etc.

If you decide to rent it out after fulfilling the MOP, I will say this unit will attract lots of tenants.

Hi, you can sell or rent your HDB flat after fulfilling the 5 year Minimum Occupation Period. In the meantime, after possession, you can sublet rooms in your flat while you and your wife are still occupying the flat.

Afternoon FT,

Resale HDB unit can be sold or rented out fully after you have fulfill the MOP requirements. Depending on your perference and market conditions 5 years later, you can make the necessary decision later.

As for location aspect, Jalan Membina is good as it's centralise and packed with amenities like MRT, malls, eateries, schools, etc. $900k is also a healthy budget but we also need to consider the following:

20% downpayment (Bank Loan): $180k, assuming you have zero CPF
Stamp and Legal Fee: $23,400
Salesperson commission: TBA

Hi FT,

There are regulations for potential buyers to observe for the purchase of HDB units, for example, purchasers should not be holding on to any residential property in part or in full within Singapore or overseas. If not, these properties must be disposed or sold within 6 months of key collection. This is on top of what my fellow professionals have mentioned in observing the MOP.

With such a healthy budget, why are you not considering purchasing a private property which maybe lying further outskirts, but you do not need to worry about the regularions?
