My husband is a first-time applicant, while I am a second-time applicant. We intend to apply for a BTO flat jointly.
In this situation, will my husband still be eligible for housing grants? Or will our application be assessed based on second-timer status?

Hi,

1) Your combination means your application will still regards as a 1st timer scheme.
2) The only grant available is EHG for BTO purchase, the amount is still based on household income.
3) I suggest you apply for an HFE to understand how the HDB will split the EHG amount or deposit solely under your husband account.

As BTO itself is a subsidized unit, the only grant you maybe eligible for is EHG.

Hi

You should still be considered 1st-timer household (best to confirm with HDB the status), but however as BTO is already considered subsidized housing, so the only grant available should be EHG (half) if your household income does not exceed 9k pm. Do note as you are 2nd timer, a resale levy (half) will apply if you managed to get to book the flat.

Once you applied the HFE letter, all the details will be made known (if any grant, amount of levy etc)

First-timer families enjoy higher priority for BTO flats. Couples comprising a first-timer and second-timer are treated as first-timer families with the same priority benefits and privileges.

From 20 August 2024, first-timer families may qualify for an EHG of up to $120,000, while a couple comprising a first-timer and second-timer may qualify for an EHG (Singles) of up to $60,000.

There are many other considerations you need to take note of in your situation applying for a BTO flat.

Hi! Really important question and one that confuses many couples — let me break this down clearly for you. ????
The Short Answer:
Your application will be assessed as a First-Timer/Second-Timer (FT/ST) household — not purely as a second-timer household. This actually works in your favour in several ways.
What FT/ST Status Means:
Since your husband is a first-time applicant and you are a second-time applicant, HDB classifies you jointly as a mixed household. Here is what applies:
On BTO Ballot Priority:

You will not enjoy full first-timer ballot priority
FT/ST households receive a smaller allocation of ballot chances compared to pure first-timer households
However you still get more priority than a pure second-timer household applying alone

On Housing Grants — This Is the Good News:
Your husband's first-timer status does make your household eligible for grants that a pure second-timer household would not qualify for:

Enhanced CPF Housing Grant (EHG) — eligible, amount depends on your combined household income, up to $120,000
CPF Housing Grant (Family Grant) — eligible for resale but for BTO the EHG is the main grant applicable
Proximity Housing Grant — eligible if applicable to your situation

Important Caveat:
Grant amounts and eligibility are assessed on the household as a whole including income ceiling and flat type chosen. The fact that one applicant is a second-timer does not automatically disqualify the household from grants — HDB looks at the first-timer applicant's eligibility as the basis.
What You Should Do:
I would strongly recommend using HDB's official Grant Eligibility Checker at www.hdb.gov.sg before submitting your BTO application — this gives you an exact grant amount based on your specific income and household profile.
