My wife and I co own a Condo. Intend to buy a 2nd property under her name. Understand ABSD will be waived if we sell away the 1st property within 6 months of TOP (2nd property). I like to know whether decoupling within 6 months of TOP will also get the ABSD waived

Hi Kevin,

I'm not sure where you heard your information from, but I am very firm that you will NOT get your ABSD refund even if you sell away your current property within 6 months of your second property's TOP.

In order to be eligible for ABSD refund, your second property will have to be a joint-purchase, to qualify as a matrimonial home. And within 6 months upon the purchase, you will have to sell off your current property.

Do also take note that if your current property is still under loan, you can only loan up to 50% of your second property purchase. This means that you will have to fork out 50% downpayment.

Hi Kevin,

To qualify for ABSD refund, your 1st property must be a matrimonial property under your joint names, the 2nd one also purchased under your joint names and 1st property sold within 6 months after the purchase. Both also must be SC locals. The rationale of such conditions is they are trying to provide relief to genuine SC upgraders.

In such a scenario, since the intention is to hold 2 properties, without having to pay the ABSD, you should probably look into decoupling now, even before you found something you like as a second property under your wife's name. The whole process of decoupling is pretty straightforward as long as the income level for the individual holding on to the property is sufficient to undertake the entire home loan.

As for your question about the ABSD waiver for your second property, I believed it is already being answered by some of the gurus here. You will not be able to waive the ABSD unless you purchase the second property under both your names.

There are a few points which I am not very sure in your scenario. If you already have plans to sell off your first property after the purchase, then what is the reason that you only want to buy the next property under your wife's name only? Is it because you may wish to buy a property under your own name also? If the answer is yes, then we are definitely looking at Asset Growth Planning here. Actually in Singapore, if we can afford more than one property, we should really plan ahead for it. Times have changed so much over the years. Last time when a buyer wants to buy, then they just buy. Other than affordability, there isn't much things that we need to ponder about also. But in present times, every little things makes a difference. How we buy, what we buy, when we buy, how we finance and how to strategise the financing all makes a huge difference. And as properties starts in get more expensive over time to come, we really need to do our planning properly.

Hopefully the 2nd property that your wife intent to buy individually is a resale ready unit , therefore can collect key within a few months . Sell your family condo BEFORE she commit to buy the next condo Without having to pay ABSD , she may negotiate with the buyer of your condo for 3-6 months extension stay for your family stay during the interim period , subject to negotiations. Please note not all buyers are agreeable to extension stay and some buyers will not let your family stay rent free .
