My wife and I are retired. we have a 5-room flat in a mature estate. Our kids are married and set up their own families already. My wife and I want to be financially independent and hopefully leave some inheritance for our kids. What are the recommendations available

Hi,

For clients with similar scenario, typically they right-size to a smaller unit and cash out part of the equity in the property and getting the sale proceeds to secure the retirement. The pros include easier maintenance and upkeep for a smaller unit, and also a sum to buffer for the golden years and secure the retirement. Some also opt to move nearer their children in a newer but non-mature estate. The downside would be to give up a property which is a matrimonial home with sentimental value, as well as familiar connections in the area. Size-wise, there also could be some lifestyle adjustments required.

Generally speaking, if the hdb property has been held for many years, the capital appreciation would be quite substantial.

It is also important to review the financial situation and also to have your loved ones inputs. I have assisted similar clients before and would be glad to share some of their plans and what they have decided eventually.

Dear Sir,

It will be better to draft up a financial plan first before deciding on the next course of action. As both of you are already retired, it will be unwise to sell this current property and purchase another property by over stretching yourself.

In my opinion, the best recommendation is likely to downgrade ie sell the current flat and purchase a smaller HDB flat. In this way, you will be able to free up some cash and also fully paid up for the smaller flat.

You will have a roof above your head and use the cash to invest in safer instruments ie bonds to generate passive income for your retirement. If you purchase a smaller flat in a good location, the flat will appreciate and be a good asset to your children.

From there, they will accumulate fund for their second property that's within their budget. Once this is done, there will be passive income generation, along with asset capital growth potential. 1) Any outstanding loan for current unit?
2) Any regular income generated although I know both you and your spouse are retired?
3) CPF numbers to determine if it will be feasible in selling current place and move on to a smaller unit.
4) Probable selling price for your unit to work out the figures in the event of sale
5) Cash on hand to determine if you need to sell your current place and invest in another.
