My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Fret not. Let me clear your doubts.

You are ELIGIBLE to purchase a resale EC (MOP or privatised) under your sole name as SC. You are not eligible to purchase a NEW EC cause you need to buy under a family nucleus with your wife and if you guys intend to do so, you need to adhere to all the eligibility conditions like income ceiling of $16k and your wife has to dispose off her private and observe 30 months before you can do a joint application.

You can either purchase a private condo or a resale EC (EC that is more than 5 years) without any restrictions. As this is your first property, you are also not liable for any Additional Buyer Stamp Duty.

Yes, as a Singaporean, you're eligible to purchase a resale EC where the first owners had met their 5-year MOP. Such an EC is also considered as a private property, same like a condo.

Hi,

1) Yes, MOP ECs are one of your choices. There is no eligibility requirement for SC & SPR.
2) New ECs has a specific requirement in order to be eligible to buy because they are under HDB regulations:
(a) SC + SC/SPR
(b) Married or intend to marry couples
(c) Household income ceiling not exceeding $16k, etc
(d) Do not own any private residences local and overseas within the last 30 months of application.

3) Generally MOP ECs are bigger in size, satisfying for families who need bigger space.
4) The psf and quantum are lower than the private residences.
5) The appreciation rate is also almost on par with private residences.
6) If compared to the resale market of the ECs and private condos, and around the same area, ECs' advantages are more than the private condo.
7) Except that majority of the ECs are located in outer urban unlike private condo has more choices.
8) Therefore this limits the number of future buyers.
