my spouse and I are SPR (more than 5 years)looking for 3 bedroom resale HDB flat ,our's CPF have about 80k, may I know how much cash should have to prepare for cov/stamp duty/legal fee,etc? thk..

Good afternoon Ken, Let's assume: resale 3RM HDB flat; valuation $340k, COV $10k Potential cash outlay will be: 1) COV of $10k (consist of $5k for obtain and exercise OTP) 2) 5% cash downpayment $17.5k 3) Stamp duties (buyer's stamp duty and additional buyer's stamp duty of 5% as SPR household) - pay in cash first then reimburse back by excess CPF OA funds after 15% CPF downpayment 4) legal fees $3k 5) mortgage stamp duty $550 6) 1% of purchase price plus 7% GST - $3745 Maybe you can share with me where are your preferred locations then I can go in depth to advise you.     so as your assume,for additonal buyer's tamp duty 5% is 17k pay in cash? total need prepare at least 55k cash to buy 3 room flat..but we are low in cash
Evening Ken, Legal fee will set you aside for around $2500 to $3200. 5% ABSD, 3% BSD and 5% cash down payment (based on 80% loan) is dependent on the purchase price.
