My SO and I have a combined income of $15k/month which exceeds the income ceiling for BTO/EC. We plan to purchase a property in District 20 by 2020. Should we go for 1) Resale HDB (cheaper and more spacious) and upgrade to condo after a few years? 2) Condo (more expensive and smaller, but has more upside) then sell off at good profit after a few years and downgrade to a more spacious HDB to start a family?

The space will matter more if its the latter. Hi JR,

1) HDB prices have stabilized and there is also more supply that are coming into the market. Therefore, you are right to say that upside will be limited and therefore may not be wise to purchase a HDB especially when you are now in your prime of your earning power.

2) For condo, there are plenty of options in the market and therefore I would advise you to do some research before signing on the dotted line. A good project may be able to generate future upside appreciation for you. In my opinion, it is a good time to start looking as prices have fallen by about 12% from the peak a few years ago. Transaction volume has been increasing and this could be a sign that the market is bottoming out and price reversal may occur in the near future.

I assume you do not own any property currently, take advantage of the fact that you do not need to pay additional buyer stamp duty and start investing early! However, before you start, do plan your finances properly and avoid over leveraging.
