My sister is engaged and her fiancé is a foreigner with a work permit in singapore. They are looking for flats around tampines, sengkang or punggol area. Either a 3 room or 4 room flats which costs below $400k. What are the cash component they need to take note of? What are the steps to know before buying a flat?

Good morning! Your sister must be a SC in order to be eligible under non citizen spouse scheme. The cash component will depends whether they are taking up HDB or bank loan. Downpayment for HDB loan will be 10% which can be fully paid by CPF OA funds while downpayment for bank loan is 20% (5% cash and 15% CPF or cash if shortfall). Do advise both of them to apply for HLE or in principle approval first before house hunting so they will have an idea how much is their budget. Morning Celine, If your sister is SC, they are eligible to purchase resale HDB unit under non-citizen spouse scheme. Depending on how much CPF OA and how much loan both of you can obtain.
