My property in D19 TOP few months back and from the day I got my keys, my agent market for me but is almost 6 months and I still unable to find a tenant. I am a bit worried. My agent told me as there are too many projects in Sengkang and Punggol hence demand of tenants not a lot in the market now. Is it true and normal for property unable to rent out at this area for 6 months?

Hi,

In fact, for the property to be rented out, a few factors might affect.

Location, is it near to MRT? Hawker? Bus stops? Amenities?

Pricing, is it expected rental higher than normal market price?

Development, is surrounding have plenty of TOP projects that also looking for tenant?

Hi, you may wish to open out your option to allow some agents to market too if it is taking a far bit of time and still no tenant. I would say at times location plays a big part and also luck as well. Though market is slow, units can still move. For newly TOP projects at D19, I also managed to find tenants at Riversails as well as Jewel @ Buangkok.

6 months is indeed a long time for the unit to be vacant. Usually projects which just obtained their TOP will see high interest from tenants. The usual factors which are deterring prospective tenants for such projects are usually but not limited to:

1) Unrealistic high rental expectations
2) Strict tenant profile restrictions
3) Unfavourable physical conditions like facing

Before you purchase the said condo, did you do any research on the location?

1 key question to ask is :
who would rent this location?
what tenant profile in D19?
what industry in D19?
etc.

With so many projects in D19, you are indeed facing very fierce competitions.

You might want to reconsider your rental expectation and be prepared to go a little lower.

Sometimes be the first to lower by $200 ($2400 per yr) and you may emerge the ultimate winner..
