My place just reached it's MOP so I'm deciding whether to stay put or move to a EM, EC or Condo?

The EM I am interested in is around 790K with 68 years of lease left and the EC it's between 950K to 1.1mil that just reached it's MOP too. The condo is between 950K to 1.1mil too but has 80 years left.

Would the lease left on the EM makes it hard to sell in the future or the price will drop more drastically? And I guess the EC and condo should not need to worry much about price drop?

So like to know which is a better investment when I want sell in 5-10 years down the road?

By the way, could I have more info of your HDB detail so that I can find out about the unit value on your behalf alright? And moving forward, a HDB flat is not deemed as an asset anymore but just a roof over our head. So an EC or a private condo will be a better choice.

We will definitely need to examine more in details about your needs, as space of an EM in comparison to that of an EC or private condo of the price range you have mentioned can be drastically different, therefore the comfort of your family can be affected if space is something important.

In fact I did a similar run through with another family like yours, where their current HDB has just met MOP and they are assessing their options moving forward.

You have pointed out your concern on the balance lease of the EM in 5-10 years time, and if you do have a plan to sell the next unit in that time frame and hope to be able to enjoy some monetary gain from the sale, I'd strongly advise against going into that option, and for this, will you be open to consider other locations where the prospective of enjoying more significant gain in 5-10 years time is better?

Your concerns is quite common among Singaporean and many of my clients had similar considerations as well. In my opinion, if you were to purchase an EM, you will get the advantage of more space but in the future, as the lease gets shorter, potential buyers will face restrictions in taking a loan and using their CPF and therefore it will be harder to sell and the chance of you making a profit is much lower.

If your plan is to sell in the next 5 to 10 years, buying a newer condo will be more ideal as the upside is more assured. For older condos, the value may have already peaked or are on the down trend already and therefore may not be the best option.

Hi,

It all depends on what's your objectives and expectations. Since you mentioned about "better investment" and that you're looking to sell the property 5-10 years down the road, then I strongly advised you to strike out the resale EM option.

This is because, 10 years later, the remaining lease of the EM would be only left with 58 years, and I seriously do not think you will stand to make any profit from this property, unless you can get it now at way below market value?

This leaves you with your remaining 2 options, the 5-year old EC and the 20-year condo. If these 2 developments are within the same location, and that their prices are similar, then it makes sense for you to go for the newer EC. However, without having a clearer idea which these 2 developments are, I think it is unfair for me to pass any judgements on their potential.
