Hi,

Yes regardless if you put her as co-owner or essential occupier, she will still have to wait out 15 months after selling the private property before she and you are eligible to purchase the resale HDB.

If you are turning 35 years old soon, you can still purchase the resale HDB under single singaporean citizen scheme first.

If you are married to your partner then the 15 months wait out period will be applicable even if she is not the owner but as an essential occupier. However, both of you are over the age of 55 years old, then you may purchase a 4 room or smaller flat immediately after the sale of the private property.
