You can also get inputs on the comparable transaction data around the area so you do not over offer for a property. The seller's agent will only prioritize the seller's interests. Contacting seller directly would means you will have to nego on the price and handle the paperwork and contracts personally. If you are not familiar with the procedure, I would suggest you engage an agent in your search of your property.
You have no loss in engaging an agent as for buyer, you need not to pay any commission as well. The agent is better equipped to advise you on the pricing of past transactions, any potential of that projects and whether you are getting a better unit with comparisons.

The outright benefits in engaging your own salesperson will eliminate most of the time required to do a shortlist of properties on your own, call up individual listing salesperson and wait for confirmation of appointment and etc. The above activities could take away precious time from buyers who are likely to have other important activities on their schedule as well.

Based on experience in the industry, your salesperson could also be able to sniff out potential issues pertaining to the prospective sale and advise you against making any potential wrong decision. For example, recently my buyer was thinking about putting in an offer for a 3 bedrooms unit with some visible crack lines on the walls likely due to surrounding development works but I advised against the decision due to potential pitfalls of having further damages to the property due to the ongoing developments. These are little things which consumer who is not in the marketing regularly can look out for.

Because seller agents are assisting/ representing their seller, so naturally they would try their best to push for their own units and hopefully you will purchase. On the other hand, when you have an agent assisting you it will be different. As your agent will quickly point out the pros and cons of those units which you guys viewed together, and all these while having your interest at heart. Right from the start of viewing, to the shortlisting process and finally issuing a right offer with proper legal paperwork done. And the best part is that you do not have to fork out any commission to pay him or her.

Usually you will have to do research based on your requirements and arrange viewings all by yourself. This has to be done in the midst of your busy work schedule. Shagged right? Because you dont have a representative helping you with all these.

If you have a representative doing all these for you, your work is basically to appear at the particular date and time to view all the shortlisted units.

Shiok right?

Will you want to buy an overpriced unit?

If the seller's agent is able to advise you accordingly and sensibly, do approach him/ her directly. But do bear in mind that as seller's agent, his/ her main role is to protect seller's interest and sell the unit at best price at the shortest time.
