Hi Sir/Mdm,

Assuming both are SC or SPR, yes they can buy resale EC that has met the MOP of 5 years after selling their private condo. They can also buy under individual names, and rent out one unit straight away after completion of the unit purchase. No MOP for resale EC that has met the MOP of 5 years.

I have helped elderly homeowners to successfully sell and transit to their next property smoothly. The important thing is timeline coordination since I assume they will need the sale proceeds to come back before they have funds to complete the purchase.

Are your parents both Singapore Citizens or Permanent Residents? For newly MOP ECs, only Singapore Citizens or Permanent Residents are eligible to purchase. There is no MOP applicable for such property purchases and they can opt to rent out immediately after purchasing. How do they intend to finance the purchase?

Let me try to address your concerns

1. For resale MOP, your parents will be able to purchase 1 unit individually under a single name. As long as the EC projects have reached 5 years, both Singaporean and SPR will be able to purchase.

2. For resale EC, there is no MOP. Your parents will be able to sell at any time but usually most owners will only sell after 3 years to avoid the Seller's Stamp Duty (SSD).

3. Resale ECs are not subjected to HDB rules. They will be able to rent out 1 or both units to generate some passive income.

I am very familiar with resale ECs and they are value for money as compared to private condos due to their lower psf price. Please contact me so that I can understand your parent's objectives and give them the appropriate advice.

Hi,

1) Yes. The purchase of resale EC which already passed their MOP is treated like private residential property for all SC and SPR.
These resale ECs no longer under the constraints of HDB policy.
2) Your parents can buy and sell anytime they wished to. There is no MOP for these resale ECs.
3) You only need to keep in mind that those ECs that did not fulfill their MOP will still be constrained to the HDB policy, so do not take all resale ECs in the market had already met their MOP.
4) Your parents can rent out both if they wished to. The rental restrictions are under URA policy and not the HDB.
5) There are 16 ECs projects that could meet your needs. Please keep in touch if you are keen.

Hi Daniel,

Yes, since both are Singaporean they can buy newly MOP EC.
Resale EC will be treated as private property thus they can straight away rent out and no MOP period required.
