My mother who was widow was thinking of selling the current 4 room hdb flat and buy a new one. Would like to check if we would to sell the house and buy a new one either from resale or leftover bto, do i also need to include another name also?? And if were to buy back 4 room flat, what are the possibility of us paying more?? Lastly, if we ere to downgrade to 3 room flat, what are the things that we need to look at?? Lastly, what are the things that i need to note when i am selling a 4 room flat and buying a new one.

Hi,

Firstly, is the MOP met? if yes she can sell her hdb. Other than that, its all about the financial calculations, whether she needs to loan and how much her current flat can fetch. Thanks and may I meet up with you to understand your requirements better and assist in your housing plans?

If your mother have done the transmission process upon the demise of your late father, the sales of the unit will be quite direct. To further understand the financial component, I would be glad to assist you accordingly upon understanding the amount of CPF utilize and available, both for sales and purchase. We will also need to understand if your mother is eligible for mortgage loan and if you are looking at becoming joint applicant or not.

Good morning buyer,

It will be good to provide me with more information so I will be in a better position to assist and advise you.

But let's assume your mom is at least 35 years old and Singaporean, she will be eligible under Single Singapore Citizen Scheme.

If you guys are looking at at least 3RM flat, you cant opt for BTO because under this scheme, you are only eligible for 2RM flat in non mature estate.

Probably you can share more with me like:

1) CPF OA funds utilised in current flat
2) any outstanding loan
3) finances on hand (CPF OA funds and cash)

With these information, I will be able to calculate the sales proceeds and from there, I am able to advise you what will be your purchase budget and whether is there a need to include your name into the application (be it a 3RM or 4RM flat).

I would also presume that definitely the amount of sales proceeds that we have after the change of house would play a part in your mum's and your decision on whether to choose a 4 room or a 3 room.
