My husband(SC) & I(SPR) are working overseas & will to return to Sg in 6-9 months. I have sole ownership of property oversea with no intention of selling it. We are planning to purchase a unit within 3 months from now. Can we buy resale hdb or is private condo our only option? and what is the % of stamp duty for SC + SPR? Thanks

Good morning buyer,

I will assume your overseas property is residential.

As you don't have intention to sell it off, you are only allowed to purchase a private property because if you opt for resale HDB, you will have to dispose off your overseas residential property within 6 months from completion date.

Lastly both of you wont be subject to 5% additional buyer's stamp duty even though you are a SPR as IRAS will treat your first property ownership in Singapore as your matrimonial home.

Hi,

In your case, resale hdb is out of the option since you have to sell away your overseas residential property. For private, stamp duties will be on the higher 5% (for SPR)+3% , if you don't qualify for ABSD remission. Thanks and hope to assist further.

Morning to you,

Since you are looking at keep the overseas property under your name, HDB will not be within your option. Both of you can go for private property without the need to pay ABSD as this would be your first property in holding under both names.
